RiverLights: Wilmington Welcomes a Huge New Home Community
The Cape Fear River is about to be home to Wilmington’s largest mixed-use neighborhood ever developed. RiverLights is a massive project located along the Cape Fear River between Independence and Sanders Road. A huge stretch of River Road underwent a significant realignment to accommodate the massive residential and commercial community which is projected to include more than 2,700 homes, a town center, shops, restaurants, a marina, 27-acre lake, trails and parks. The realignment allowed for homesites and commercial sites to have river views which would have been impossible prior because of the proximity of the road to the river.
The developer, Newland Communities, started realigning River Road in December 2014, and they were scheduled to start the first phases of the residential and commercial areas shortly thereafter. Part of the first phase includes the Marina Village that will include an information center.
According to a report in the Star News, the project was originally approved by the city in 2009, but those original plans were put on hold during the economic downtown. In 2013, the plans were modified to approve 2,790 single family homes and 150 acres of multi-family development (town homes, condos, etc.) and 1 million square feet of commercial space. The entire tract of land is 1,400 acres and many are comparing the development to Mayfaire on the eastern edge of Wilmington.
The entire development could take decades to complete, but the developer said the first phases should be underway this year. Many of Wilmington’s top builders have lined up to be on the approved builder list, and the final list of approved builders should included 7 to 10 of our area’s finest general contractors. With the number of build ready sites in this area near an all time low, RiverLights is set to offer a much needed boost for new construction options in Wilmington and New Hanover County.
